Are you considering replacing your roof  versus a simple roof repair? It is true that the cost of a roof replacement can be considerable; however, there is much to be said for doing it right the first time. So how do you know what direction is best for you situation?


The first step is to access the current condition of your existing roof. You will need to check, or ideally ask an expert to check out your roof from all angles. You should pay attention to all kinds of potential areas of concern, which include all kinds of weather- inflicted damage, broken or missing shingles, or cracks and holes that may lead to leaks and further damage, both inside and out.


The following issues are all signs that a roofing replacement may be in your immediate future, to avoid potential problems and increased expense down the road.   Is the roof deck itself sagging? If so, that means that the underlying support structure has been compromised.


Any signs of water damage, either outside or inside indicate roofing holes, cracks, or leaks exist and they will only get worse over time.   Water damage may be identified through dark areas or stains on the ceiling or walls inside your home. Earliest signs of damage, though, will be found first inside the attic area.


If you can see visible light through cracks or seams in your attic it is also indicative of potential vulnerabilities and should be addressed immediately. Water that is allowed to seep into the house through damaged roof areas, cracks, holes and such will cause additional damage to the roofing structure through rot and may encourage mold growth which poses both an environmental and a health concern.
